Terms & Conditions of Booking     
2007/2008 Season

Booking Procedures
To book a property you need to fill-in and sign our booking form which substitutes the contract. Please state your full residential address, home and mobile number, e-mail, preferred arrival/departure dates, number of visitors (including the ages of any children) and the details on which rooms you require. To reserve the property you must pay a 50% deposit or full payment if the booking is made 4 weeks prior to your arrival to Casa Rovigliano. We reserve the right to rent the property to another party if we do not receive a pre-payment. When the booking is made, we will post you the information pack, directions to the property and instructions on where to find the key to Casa Rovigliano.

Rental Dates and Durations
Note that rentals can usually start any day of week, but preferably not on Saturday. Please check in advance. However, if Saturday arrival/departure is essential please contact us and we’ll try to accommodate. Rental minimum is one week. Rentals less than a week are charged at the rate of a full week.

Payment

A deposit of 50% of the total property rental is required at the time of booking. Payment in full is due 4 weeks before the commencement of the holiday. Reservations made within 4 weeks of the start of the holiday must be accompanied by payment in full. Payment can be made securely with PayPal online on www.rovigliano.co.uk. Otherwise we can accept cheques/postal orders/bank transfer - ask for details. The price includes linen (excluding towels), electricity, warm water, all taxes and initial and final cleaning. Heating costs in winter are charged separately at £10.00 per day. Final cleaning is included in the price, but that assumes the property has been kept in good condition.

Cancellation Policy
Cancellation must be advised in writing. For all bookings the following cancellation terms apply:
- More than 4 weeks before departure, forfeiture of deposit
- Less than 4 weeks before departure, total cost.
We recommend comprehensive insurance cover which should include cancellation cover for any reason beyond your control.
Cancellation or alternation to any booking, by us, up to and including the date by which full payment is due may be necessary if unforeseen events occur. We therefore reserve the right to cancel or alter a booking prior to the date on which the balance payment is due, or at any time in circumstances beyond our control, such as war, threat of war, strikes, natural disasters etc. In the event of such cancellation by us, all money paid including deposit, will be refunded in full and there will be no further claim against us. We will try our best to offer an alternative date or find another similar property in the area, but cannot guarantee that this will be possible.

Arrival/Departure
Please do not arrive at Casa Rovigliano before 4pm on the changeover day. Check out time is no later than 11 am unless otherwise agreed

Linen
All linen is provided (excluding towels) and beds will be made up for your arrival. Clean linen will be left with you for use during the second week of a two week booking.

Our Liability
Our house is inspected regularly and all responsibility will be taken to maintain the standard of accommodation as described. Of course you will appreciate that the delights of rural Italy occasionally include reduced services such as electricity and water supplies. However with the Italian couple who look after the house just a few kilometres way, most queries can be rectified quickly and you will be given their phone number once the booking has been made.

Your Duty
It is the Renter’s duty to take care of the property and its inventories. The Renter is personally liable for damages caused by misuse of the inventories and equipment, as well as damages caused by negligence. Please note that electricity in Italy is very expensive as nuclear energy is banned. Please remember to switch off the lights/fans when you are not in the property.
